The lease is NOT secured until the lease is signed, the first month's rent is paid, and either a cash security deposit is paid OR an Obligo policy is purchased (if eligible). If the tenant signs the lease and pays the required funds but fails to move in, it will be considered a breach of lease, and the tenant may be held financially responsible for lease obligations.

INCOME & CREDIT REQUIREMENTS: Applicants must have a minimum gross income of at least 3x the rental rate before taxes. A minimum credit score of 650 is required for all financially responsible applicants. Applicants with a credit score between 600–649 may still qualify if their gross income is at least 4x the rent and any negative credit history is not housing-related. Additional income verification may be required for applicants in this range.
BACKGROUND CHECK REQUIREMENTS: A criminal background check will be conducted on all applicants. Considerations include the nature and severity of the offense, the time elapsed since the conviction, and any rehabilitation efforts.
HOUSING VOUCHER APPLICANTS: Must include a signed Request for Tenancy Approval (HUD-52517) from their caseworker. Caseworker contact information must be provided with the application. Housing Voucher authorization must be higher than the advertised rent.
